HOME STAGING CONSULTATION

Our Home Staging Consultation (Walk & Talk) is designed for homeowners who will be living in their home while it's listed for sale and are willing to do all of the work themselves.

Our goal is to help you create an environment that appeals to the largest number of buyers by enhancing your home's positive features while reducing any negative aspects.

During this 2-hour consultation, you will take detailed notes as we go through each space together, addressing the following:

Optimising flow and function of each room
Eliminating excess clutter and unnecessary furniture pieces
Lighting recommendations
Addressing necessary repairs
Paint colour recommendations (if needed)
Curb appeal review
Shopping list suggestions to help improve the staged look of your home

This 1-2-1 consultation provides you with a clear, actionable, room-by-room plan to prepare your home for a successful sale. Larger homes ( 4 bedroom +) will typically require longer than average consultation time and will be charged for additional time.

A formal Home Staging Report summarising all of the discussed points during the Walk and Talk can be provided within 48 hours.

OCCUPIED PROPERTY

The home you've created is not only a living space for your family but also a reflection of your personal style. However, when it comes to selling, the lived-in appearance can make it difficult for potential buyers to see themselves living there and forming a connection that leads to an offer.

If you’re feeling overwhelmed after our Walk and Talk Consultation and need help to implement the recommendations, then we’re here to help. We will create a detailed staging plan based on what was discussed during the Staging Consultation. You won’t believe the difference a few hours makes just using what you already own!

Through Occupied Staging, we maximise the use of existing furniture and décor, supplementing with additional accessories and furnishings as required to captivate potential buyers.

This service can take up to 4 hours in the home with 2 hours planning/prep time and it's critical before professional photos are taken.

VACANT PROPERTY

Vacant Staging is specifically designed for empty homes to infuse them with warmth and emotion to appeal to potential buyers. When you walk through an empty house, you'll notice that it lacks the charm and cosiness it could have. The absence of furniture can make rooms appear smaller, while oversized rooms may feel vast and empty.

Staging vacant properties, including show homes is a strategic process that involves transforming a property into a welcoming and visually attractive space that will appeal to a specific target market. This approach helps potential buyers envision themselves in the space, increasing the likelihood of converting viewings into sales.
